If you're planning a move to the UAE in 2027, rent will almost certainly be your biggest monthly cost. The good news for tenants: after five years of steep increases, Dubai's rental market has turned. Rents are flat to falling in many areas as a wave of new homes is completed, and tenants are regaining bargaining power.
The short answer: in 2027, expect to pay roughly AED 40,000–60,000 a year for a studio or one-bedroom in an affordable Dubai area, AED 70,000–120,000 in popular mid-market and central areas, and noticeably less in Sharjah and Ajman. Abu Dhabi sits in between, with its own market dynamics.
This guide uses the latest 2026 rent data from Dubai Land Department transactions, consultancy research (CBRE, ValuStrat, Knight Frank) and property portals, plus published forecasts, to give realistic 2027 estimates by emirate, area and home size. Rents vary by building and season, so treat these as planning ranges, not quotes.
Rents have started to fall. CBRE's Q2 2026 review recorded average residential rents in Dubai falling 6.2% quarter on quarter and 2.6% year on year, and REIDIN data shows annual rental growth slowing from 6.2% in December 2025 to 1.5% by April 2026 (Construction Week). Analysts describe it as a supply-driven correction, not a collapse in demand.
The reason: record supply. One analysis puts 2026 completions near 55,600 units — the highest since 2008 — with a further 60,000-plus units projected for 2027 (Janus Hermes). Knight Frank estimates the pipeline to 2029 at nearly 303,000 units (First Stone).
What forecasters expect. ValuStrat's base case for 2026 was broadly flat (0%) rental growth (Zawya). Looking into 2027, further declines are possible in apartments if new supply arrives on schedule, while renewals remain anchored by the RERA rental index (FC Real Estate).
Where it will soften most. Apartment-heavy districts with lots of new supply — such as JVC, Arjan, Business Bay and Dubai Silicon Oasis — are where softening is most visible (Construction Week). Villa communities with limited new supply may stay stable or even rise (The National).
Seasonality. High-season pricing from October through April is forecast to hold close to 2024–2025 levels, with the deepest discounts typically in summer contracts (Construction Week).
Bottom line for 2027: plan around today's rents, expect flat to modestly lower apartment rents in high-supply areas, and use the extra choice to negotiate.
Rents in Dubai are quoted per year. Based on registered Dubai Land Department contracts over the past 12 months, the citywide median annual rent is about AED 44,100 for a studio, AED 68,000 for a one-bedroom, AED 103,000 for a two-bedroom and AED 180,000 for a three-bedroom (dataHabibi).
| Area | Studio | 1-bed | 2-bed | 2027 direction |
|---|---|---|---|---|
| International City | 25,000–35,000 | 40,000–55,000 | 55,000–75,000 | Stable; already Dubai's cheapest |
| Deira / Al Nahda | 30,000–45,000 | 45,000–60,000 | 60,000–85,000 | Stable |
| Dubai Silicon Oasis | — | 40,000–65,000 | — | Softening (new supply) |
| JVC | 40,000–55,000 | 60,000–80,000 | 80,000–100,000 | Softening (new supply) |
| Business Bay | 55,000–75,000 | 80,000–110,000 | 120,000–160,000 | Softening (new supply) |
| Dubai Marina | 65,000–85,000 | 90,000–120,000 | 140,000–180,000 | Mixed |
| Downtown Dubai | 75,000–95,000 | 105,000–115,000 | 138,000–188,000 | Mixed |

How we'd budget for 2027: use these 2026 ranges as your starting point. In high-supply areas such as JVC, Business Bay and Dubai Silicon Oasis, aim for the lower half of the range — JVC rents were already softening around 3–5% in 2026 (FC Real Estate). In prime waterfront areas, results are mixed: some indices show declines in places like Jumeirah Beach Residence, while prime indices are still rising (FC Real Estate).
Monthly equivalents. Divide by 12: a AED 60,000 one-bedroom works out to AED 5,000 a month (about ₹1.3 lakh at ₹26 per dirham), and a AED 100,000 two-bedroom to about AED 8,300 a month (about ₹2.2 lakh).
Abu Dhabi's market is moving differently from Dubai's. Rather than broad declines, Bayut's H1 2026 analysis showed strong growth in Yas Island's luxury apartments, moderate increases on Al Reem Island and in Al Khalidiyah, and notable growth in Khalifa City's affordable apartments (Providential Properties). For 2027, plan for stable to slightly higher rents rather than discounts.
| Area | 1-bed | 2-bed | 3-bed |
|---|---|---|---|
| Mohammed Bin Zayed City | 40,000 | 49,000 | 74,000 |
| Khalifa City | 55,000 | 85,000 | 137,000 |
| Al Reem Island | 68,000 | 100,000 | 142,000 |
Source: MPINV. Studios start at about AED 33,000 in Mohammed Bin Zayed City, AED 48,000 at Al Raha Beach and AED 54,000 on Al Reem Island.
Premium islands. One-bedroom apartments average about AED 90,800 a year on Yas Island and AED 87,800 on Saadiyat Island (Engel & Völkers).
Villas for families. Median three-bedroom villa rents are about AED 118,000 in Mohammed Bin Zayed City and AED 150,000 in Khalifa City (MPINV).
Don't forget the municipality fee. Abu Dhabi tenants pay a municipality fee of 5% of rent, adding around AED 280 a month on a AED 68,000 one-bedroom on Al Reem Island (MPINV).
Many people who work in Dubai live in Sharjah or Ajman to save on rent, accepting a longer commute. Unlike Dubai, rents here are still edging up.
Sharjah. All of the 15 most-searched apartment rental areas recorded year-on-year rent increases in 2026, according to Bayut data reported by Khaleej Times (Khaleej Times):
| Area | Average annual asking rent (apartments) | Change in 2026 |
|---|---|---|
| Al Mahatah | AED 35,948 | +12.4% |
| Al Nahda (Sharjah) | AED 46,896 | +2.7% |
| Al Taawun | AED 49,600 | +5.3% |
| Al Majaz | AED 53,471 | +3.3% |
| Al Khan | AED 58,925 | +3.6% |
These are averages across apartment listings, so one-bedrooms often come in lower. For example, one-bedroom listings in Aljada, a newer development, were around AED 37,000–50,000 in mid-2026 (Bayut).
Ajman. Ajman is usually the cheapest option close to Dubai. One-bedroom apartments in Al Nuaimiya were listed at around AED 24,000–32,000 a year in mid-2026 (Bayut).
For 2027: expect Sharjah and Ajman rents to stay similar or rise a few percent, especially as falling Dubai rents pull some tenants back across the border. The saving versus Dubai may narrow, so compare carefully once you add commuting time and costs.
The headline rent isn't the whole bill. When you sign a lease, budget for these on top:
| Cost | Typical amount | Notes |
|---|---|---|
| Rent cheques | 1 to 4 cheques a year, sometimes more | Fewer cheques often earn a discount; more cheques mean less upfront cash |
| Security deposit | Typically around 5% of annual rent (more if furnished) | Refundable at the end of the lease, minus any damage |
| Agency commission | Typically around 5% of annual rent | Not charged if you rent directly from the landlord or developer |
| Tenancy registration | Ejari in Dubai, Tawtheeq in Abu Dhabi | A modest registration fee |
| Utility connection and deposit | Varies by emirate and home size | DEWA in Dubai; refundable deposit plus connection fee |
| Housing or municipality fee | 5% of rent | Charged monthly with utilities in Dubai (StartDXB); 5% municipality fee in Abu Dhabi (MPINV) |
| Cooling charges | Varies | Some buildings bill district cooling separately — ask before signing |
Example: for a AED 60,000 one-bedroom in Dubai on four cheques, your first payment could include the first AED 15,000 cheque, about AED 3,000 deposit, about AED 3,000 agency fee, plus registration and utility deposits — roughly AED 22,000–23,000 before furniture.
Ask your employer whether a housing allowance is paid upfront or monthly; an upfront allowance can cover a one-cheque payment and secure a discount.
| Household | Affordable area | Mid-market area | Premium area |
|---|---|---|---|
| Single (studio or 1-bed) | AED 25,000–55,000 (International City, Deira/Al Nahda, Ajman, Sharjah) | AED 55,000–80,000 (JVC, DSO, Khalifa City, Al Reem) | AED 80,000–120,000 (Business Bay, Marina, Downtown) |
| Couple or small family (2-bed) | AED 55,000–85,000 | AED 80,000–105,000 | AED 120,000–190,000 |
Drawn from the 2026 ranges above; adjust once you've picked an area and checked current listings.
The bottom line: 2027 looks like a better year to rent in Dubai than any in the past five, with flat to softer apartment rents in high-supply areas. Abu Dhabi and Sharjah are steadier, with modest increases. Budget from today's figures, negotiate hard, and factor in the full upfront cost.
